any Persons who lets a residential property as a business is lawfully required to ensure the equipment they supply as part of the tenancy agreement is safe to use use,

all mains electrical equipment new or otherwise supplied with the accommodation must be safe to use

as a landlord or letting agent you are required to regularly maintain the electrical equipment supplied to ensure its safety

this is generally done prior to the tenant moving into the accommodation to ensure all goods are in a safe working condition.

A report will be compiled to show who tested this equipment what was tested and on what date it was done,

it is aalso good practice to setup a retest period throughout the letting so that the equipment can be routinely inspected and tested to ensure its safety
